This suburb was carved out of former farming land from the late 1960s onward, developed largely by a single builder over a fairly short window. That means block after block of brick-veneer houses on generous lots, built to a similar standard within a few years of each other.

A run of houses built at the same time tends to age the same way too. A flexi hose fitted during some past bathroom or kitchen update rarely gives any warning before it finally splits and floods the cabinet around it.

Later pockets of townhouse and villa infill brought newer plumbing, but the bulk of the suburb is still running on its original supply lines.

We've been called to enough of these streets to notice the pattern: whichever fitting was most commonly used when the house went up is usually the one that fails first, decades later, right on schedule.
